What all do we inspect?

  • Grading and slope of soil around the house
  • Type of foundation and an opinion to how it is performing
  • Crawl spaces under the house for pier and beam construction
  • Lawn Sprinklers
  • Exterior of the house including what type of material, what shape is it in and how it is performing
  • Exterior windows
  • Roof
  • Soffits
  • Chimney
  • Service Entrance wires for the main electrical service
  • Electrical System including sub panels in the house, switches and outlets
  • Check for any reverse polarity in the electrical outlets
  • Check for proper voltage in the outlets
  • Garage Doors (both manual and electric)
  • Main water shut off valve
  • Main electrical service panel including inside of the panel and breakers
  • Gutters and Downspouts
  • All doors and how they are operating
  • What kind of shape all walls and ceilings are in
  • All appliances
  • All floorcovering
  • All plumbing fixtures (checking for any leaks and functional water flow)
  • The entire Mechanical System (air conditioning system and heating system)
  • Hot water heater
  • Insulation in the attic
  • Stairwells
  • Fireplace (gas and wood burning)
  • All windows (making sure they are operational and lockable)
  • All Ground Fault Circuit Interruptors (GFCI) outlets (making sure they function and are existing where required)

We make sure that we will note any items that are not up to TREC standards.  Any deficiencies will be noted and photographed and included in the Property Inspection Report.
